Our
goal is to see how much value we can add to the property via minimal
$ input into renovation and DIY inside and out. That means that we
need to know the starting market value of the property.
We decided to enlist the aid of a local real estate agent to get an appraisal for the property. They give out free appraisals - which is a good starting point, so Jeremy met with them last weekend to view the house and discuss with them what might be some good ideas to achieve our goal.

We are
currently waiting to hear back what the appraisal $ amount is.
Once
we know this, we can estimate the amount of $ we want to spend on
renovations, and then predict our ROI (Return On Investment).
We
have already received some really good information from them
regarding recent sales of similar properties in the area, rental
value, tips on styling and renovating, and what features of the house
we should focus on re-vamping.
The
main attractions for the property is: it has 2 bathrooms, a large
section size, easy off street parking and rear access, and shed
storage.
Because
the inside spaces are on the smaller side we are looking to reduce
the amount of furniture and keep an open flow to the spaces.
Today
Jeremy started ripping down the sunflower wall paper in the
kitchen...apparently not the easiest task to do...
